BUILDING MAINTENANCE SUPERVISOR – Competitive

DISTINGUISHING FEATURES OF THE CLASS:

This is semi-skilled work involving responsibility for independently performing a variety of mechanical and other building maintenance tasks, while supervising the planning, organizing, directing and operating of the custodial and maintenance activities of the building and grounds. Although a working knowledge of one or more trades is usual, a maintenance supervisor/worker does not utilize the more skilled journeyman techniques for any considerable portion of his time. In addition, the work may involve the part-time operation of a truck, automobile, or other automotive equipment or supervision of others. General instructions are received and work is performed under immediate or general supervision depending upon the nature of the task.

TYPICAL WORK ACTIVITIES:


• Supervises other employees as directed;
• Plans, schedules and assigns employees to various cleaning, maintenance, and renovation tasks;
• Oversees the security of the physical property;
• Inspects buildings, equipment and premises for hazards & violations of safety codes and prepares and oversees maintenance and repair programs;
• Administers maintenance & operation budget;
• Prepares specs and plans for annual maintenance, repairs and alterations to buildings, grounds and equipment;
• Acts as liaison between contractors or municipalities engaged in providing services to properties;
• Performs general building and grounds maintenance and housekeeping duties;
• Serves as general handyman performing a variety of semi-skilled duties;
• Performs semi-skilled work in masonry, carpentry, electrical and painting operations;
• Helps to install and repair wiring systems and electric fixtures and equipment;
• Repairs windows, doors, floors, walls and other parts of buildings;
• Does interior and exterior painting;
• Helps to install and repair general plumbing equipment, such as sinks and baths;
• Assists in cleaning and repairing boilers, pumps, heaters, pipe lines, valves and traps;
• Inspects & supervises the maintenance of boilers and related HVAC system equipment;
• Responds to inquiries from employees and the public regarding B&G activities;
• Maintains records and prepares reports;
• May make necessary purchases of materials and supplies for repair and maintenance work;
• Develops & conducts a preventative maintenance program and schedule for the HVAC, exhaust, plumbing, fire alarm, emergency lighting and electrical systems;
• Operates trucks, automobiles, air compressors, and other motorized equipment.
• All other duties as assigned by supervisor

FULL PERFORMANCE KNOWLEDGE. SKILLS. ABILITIES AND PERSONAL CHARACTERISTICS:


• Good knowledge of modern buildings and grounds maintenance and repair practices;
• working knowledge of the practices and techniques of one or more of the standard trades;
• mechanical aptitude, industry;
• dependability;
• manual dexterity;

MINIMUM QUALIFICATIONS: Either:

(A) Possession of Associate’s Degree in construction, engineering technology, or a closely related field AND three (3) years of experience in building construction or one of the standard trades, one (1) year of which shall have been in a supervisory capacity; OR

(B) Graduation from high school or possession of a high school equivalency diploma AND five (5) years of experience in building construction or one of the standard trades, one (1) year of which shall have been in a supervisory capacity; OR

(C) Six (6) years of experience in building construction or one of the standard trades, one (1) year of which shall have been in a supervisory capacity.

Substitute Bus Drivers* / Attendants

The Transportation Department has current and immediate openings for Substitute Bus Driver and Attendants. A Civil Service application, fingerprint clearance and a high school diploma or GED are required. Drivers: Possession of or the ability to obtain a Clean Commercial License B, PS and a satisfactory driving record is required.

Wages:  Paid training up to 40 hours. Substitute starting rate of $19. Substantial increase in rate after 300 hours and then again at 100 hours of logged driving with the district.  Possibility of moving into a full-time bus driver position. Full-time driver pay rate starts at $25+/hour. Benefits available with a full-time placement.

School bus drivers are subject to pre-employment, random, post-accident, reasonable suspicion and return-to-duty testing for alcohol and controlled substances as required by Board Policy and US Department of Transportation regulations.

* There is potential to develop into a permanent bus driver.

The Waterville Central School District serves a rural community approximately 15 minutes south of Utica, New York. The Waterville CSD consists of approximately 800 students in grades K-12 and is seeking outstanding candidates to serve as Substitutes for Teaching in all areas.
